Building Regulations in England are set by the Government to ensure standards for the design and construction of buildings, and the health and safety requirements for those who use the buildings, are met. Licensed by the Construction Industry Council, we can be appointed as your Building Inspector acting as the decision-maker and offering an array of Building Control services for your domestic projects.
As an alternative to the Local Authority and the Council, we work to check and approve plans and inspect the works being carried out on-site at various stages.

Basements
Converting an existing basement is unlikely to require planning permission, but excavating a new basement in the UK will most likely require it. For example if your new basement changes the appearance of the outside of your property, or will be used as a unite of accommodation, this means you will have to apply for permission.

Drainage & Septic Tanks
Septic tanks can become dangerous over time, so getting an inspection carried out is essential. Certain checks will have to be carried out, such as making sure that any new septic tanks won’t drain into streams or ditches, and ensuring that they comply with the Environment Agency General Binding Rules.

Extensions
Extensions on existing properties are a great way of expanding the size of your living space. During an inspection we will check for the depth and quality of your extension’s foundation, as well as the steel beam that supports the opening between your extension and exiting property.

Garages
A garage can add up to 10% to your homes value as it can add more storage space and/or parking accommodation to your property. New garages that will be detached or attached to your property will require building regulation approval, whereas carports usually don’t.

Home Offices
As working from home becomes the norm, home offices are even more necessary when separating your home and work life.

Loft Conversions
All loft conversions will have to comply with building regulations and be inspected for approval. The most important aspect that will be checked is the integrity of your lofts structure, this also included your properties roof and trusses. Your loft, when converted, will have to hold more weight than it originally did.

Outbuildings
Outbuildings allow you to have extra living space for leisure activities, or for working at home. You will need planning permission and inspections carried out if your garden office/outbuilding is more than 2.5 metres tall and if it takes up more than 50% of your garden space.

Remodelling
There are many projects you can plan in order to remodel and refresh your home. If you decide to add a brand new bathroom to your property, you may have to get approval from building regulations, as draining and ventilation will have to be taken into account.

Re-roofing
Re-roofing your property can give your home a new, updated look but may require building regulation approval and inspection. For example, if your new roofing material is heavier than the original, your roof will need to be checked for structural stability.

Ultimately our role is to ensure that Building Regulations are being followed. We act as an alternative to Local Authority with a more personable approach and commercial perspective. We aim to ensure that your project is completed on time and within budget.
